Energy Performance Certificate
Use a poor EPC in your negotiations to ensure you get a fair price. All homes must have an energy performance certificate (EPC). The EPC sets out how energy efficient a home is and what you need to do to improve it. Check our Comparison Tool and we can check if an EPC exists. If it does retrieve it for free here.
You can use the EPC as a house which costs more to heat is, all other things being equal, is worth less than a house which is energy efficient. If the house you are buying has a low EPC, you can use that fact in your negotiations.
